Whether you are building a new home or remodeling an old one, we understand the potential for confusion in so many moving parts. At Porterfield Builders, we believe that consistent, ongoing communication is key to reducing stress as well as your having a clear expectation of what needs to be done. Here is an overview of how our process works:
Step 1 – Let us Talk
This is your opportunity to interview us. You can expect our undivided attention as you communicate your vision; we will not stop listening until we “get it.” In return, we will provide you with a tentative timeline, projections of cost, and a menu of options regarding the path forward. You will be given a complete guidance kit full of useful information that helps describe not only who we are, but also how projects like yours work.
Step 2 - The Professional Services Agreement
Before we sign a construction agreement, we will first need to enter into a pre-construction agreement that accounts for preliminary design services, a more detailed estimation of your project’s costs, and in some cases, demolition and discovery work needed for an accurate estimate. This is called a Professional Services Agreement, or PSA, and it ensures that your future home is built at a guaranteed cost. A PSA does not obligate you to proceed with the Construction Agreement, and no matter what, you will own the results of all design work covered by the PSA.
Step 3 - Project Development
With the results of the PSA in-hand, we will meet once again to touch base on your project, this time, in greater detail. Take all the time you need to ask us about planning, payment, and scheduling until you feel confident enough to proceed. You will also meet your project manager and discuss with him or her how communications are to be handled.
Step 4 - The Construction Agreement
By now, you know the price of your project and have signed off on a design and production plan. We will provide a Construction Agreement for us both to sign, thus marking the official shift from planning to building. Expect us to guide you through each term set forth by the agreement.
Step 5 - Project Management
During the building phase, we will handle everything having to do with ordering materials, management, and oversight. Concurrently, we will keep you up to date on all progress as your design unfolds.
Step 6 - In-Process Changes
No matter how carefully your project is planned, you will probably want to make some changes along the way. We will gladly accommodate them. The Construction Agreement explains how costs associated with your changes will be handled.
Step 7 – Project Completion
You are so close! In this last phase, we conduct a final inspection and thorough clean-up to ensure the aesthetic perfection of your home. We will guide you through the use of your new appliances, heating, and cooling systems, and answer any other operational questions. And finally, you can rest assured knowing that your new home is protected by an industry-leading, three-year warranty on all our work.
